The Esplanade bluff takes the worst of it. Salt sits on those roofs all day, and flashing and fasteners go first — the edge metal isn't far behind. Two miles inland the identical detail is fine at ten years.
North of Artesia it's another kind of work. Golden Hills and El Nido were flat 1950s tracts, and plenty of those lots carry two or three townhomes with a small HOA, so the common roof is a board decision with an approval cycle in front of it. Up in the Riviera the pitch steepens, the concrete tile is heavy, and the switchback streets mean staging gets planned before the tear-off does.

On the metal it does. Tile and shingle age normally, but flashing, vents and edge metal near King Harbor corrode faster than they do inland, and that's usually where the leak starts.
