Roofs age faster here than a mile inland. You sit at the south end of the LAX runways, and the soot that settles out of that traffic dulls granules and reflectance years ahead of schedule. Does the airport fallout actually damage my roof?
It doesn't punch holes in anything, but the grit accelerates granule loss and dulls reflective surfaces, so an asphalt roof here often looks tired before its rated age. We judge it by the granules in your gutters, not the calendar.
My tile roof looks fine — why would it leak?
Usually it isn't the tile. It's the underlayment, the valley metal, or corroded flashing at vents and chimneys. Tile gets lifted, the failing layer gets replaced, and the same tile goes back down.
