The walk streets take no vehicles. Material gets hand-carried from Highland or Ocean, or craned in, and that changes the bid before anyone talks price.
Up the Hill Section it's steep pitch, view lots, concrete tile. Tree Section ranches are mostly getting scraped, though plenty still just need a repair. Salt does the quiet damage — a block off the water, ordinary fasteners and flashing give up long before the roof above them does.

Why does my flat deck stay wet until noon?
The marine layer sits on these roofs most mornings, so low spots hold water. On torch-down and TPO we check slope and drains first — ponding is usually drainage, not coating.

We sort it beforehand. Manhattan Beach Blvd, Sepulveda and Rosecrans are the real truck routes, so staging usually happens off one of those. Some Tree Section HOAs also cap staging hours.
