Run Hawthorne Blvd from Manhattan Beach Blvd down to Redondo Beach Blvd and the housing behind it barely changes: 1950s single-story stucco tracts, roughly 5,000 sq ft lots, low-pitch comp shingle. Nine times out of ten the leak isn't in the shingle field at all. It's the flat or near-flat section over the attached garage, where somebody rolled another layer of cap sheet over a dead-flat deck and called it done. We tear those off and rebuild the drainage instead of stacking more material on top.

Possibly. The pockets east toward Alondra Park and El Camino College are unincorporated county, so those roofs permit through LA County Building & Safety rather than the City of Lawndale. We check the parcel before we write the scope, because it changes the inspection process.
Can you re-roof the house and the ADU at the same time?
Usually yes, and it's cheaper that way. The two structures often need different systems — shingle on the main house, a flat membrane on the newer unit — so we price them as separate scopes on one job and stage the work so you're not exposed twice.
