Every year around the first week of October, the phone starts. Same call, different street. Wind came up overnight, homeowner walks out to the driveway and there's a broken piece of clay tile on the lawn, or a handful of shingle tabs in the gutter along the parkway. By then the fix costs more than the inspection would have.
Santa Ana season runs roughly October through March here. Offshore, hot, dry, 40 to 60 mph sustained with gusts past 70 in a bad event. Then the rain shows up on the back end of it — a few atmospheric-river storms between November and March that dump most of the year's water in a handful of days. Wind loosens the roof. Rain finds what the wind loosened. That's the whole sequence, and it's why the work has to happen before October, not during it.
Inglewood is more exposed than people think
We're about three miles from LAX with very little between us and the ocean. No real hills, no dense canopy on most blocks. Wind coming down off the passes gets a clean run at the roofs south of Manchester and out along Century Blvd. Near the 405 and the 105 is the worst of it — open freeway corridors act like a chute.
Then there's the housing stock. Most of this city is 1920s through the 1950s. Spanish Colonial Revival with clay or concrete tile up in Morningside Park, mid-century ranches with shallow pitch, and the 1953-54 tract homes down in Inglewood Knolls. A lot of those roofs are original or one layer past original. A 1940s roof with 1940s fastening is not a roof anymore, it's a lid sitting on a house.
Why tile flies and shingles strip
Two failures account for most of what we see after a wind event.
- Single-nailed tile. Older tile roofs were commonly set with one nail per piece — fine in still air. One fastener lets the tile pivot. It lifts at the nose, catches wind underneath, and either cracks or comes off entirely. Two fasteners per tile is a different animal; the piece can't rotate, so there's nothing for the wind to grab.
- Felt underlayment. Old #30 felt is paper and asphalt. Twenty years of Inglewood sun, plus salt-carrying marine air every morning, and it goes brittle. Once tiles shift and expose it, felt tears at the nail heads and the roof has no secondary barrier left for the November storms. Synthetic underlayment holds fastener penetrations far better and doesn't get chalky in UV.
On the shingle side it's the same story in a different material — nails driven high or overdriven, the tab never seals down properly, and the first hard gust peels a course.
What to do between now and the end of September
Not a big list. Do it in this order.
- Get eyes on it before September. Ridge and hip tile, field tile, flashing at chimneys and walls, and every penetration. Cracked or slipped tile is a two-hour repair in August and a rebuilt bedroom ceiling in December.
- Look for the gloom-season tell. May Gray and June Gloom leave low-slope roofs damp for weeks. If you saw a soft stain on a ceiling or a musty smell in the attic in early summer and it dried up, that's not fixed — that's a leak waiting for real volume.
- Clear the debris. Valleys, scuppers, downspouts, and the low-slope sections over garages and additions. Ranch roofs here trap eucalyptus and palm litter in the flat spots, and the first hard rain turns it into a dam.
- Trim what overhangs. The mature street trees around Morningside Park are great until 60 mph puts a limb through a tile field.
- Check attic ventilation while you're in there. Blocked vents make everything else worse.
Two things that catch people out
First: permits. Inglewood Building & Safety works off the 2019 California Building Code, and a reroof, tear-off, or new penetration needs one. Swapping a few shingles generally doesn't. Timelines run about one to two weeks and fees typically land somewhere in the $200-500 range depending on scope. Skipping it feels cheap right up until escrow or an insurance claim, when unpermitted roof work turns into a real problem. With what's happened to values around SoFi and the Intuit Dome, that's not a hypothetical anymore — buyers' inspectors are looking hard.
Second: Title 24. If you're touching more than about half of a low-slope roof (under 2:12), it has to go back as a CRRC-rated cool roof — roughly SR 0.70 and thermal emittance 0.75 or better for low slope. That hits a lot of Inglewood, because so many ranch and mid-century homes have flat sections. Heavy roofs at 25 lb/ft² and up, and area under solar panels, are exempt. Worth knowing before you budget, not after.
